For the CONSUMER: A Personal Mortgage Advocate is something that has been a long time coming. Let me give you a little history. Buying a home means committing to repaying $300,000, $400,000, $500,000 or more of your hard earned money over the next 30 years. Wouldn’t a financial commitment of that size make this the most important financial decision ANY home buyer will make in their lives? Why is it that there is nobody involved in the home buying process that is acting in the Best Financial Interest of the Home Buyer? There is nobody there as the buyer’s Fiduciary. There is nobody there making sure what the Buyer is doing is “Suitable.” If you were planning for your retirement there are all kinds of “suitability” standards and several ways to have a Fiduciary looking out for your interests, but not in the purchase of a home. Ever wonder why? Who do you think is looking out for the home buyer? Do you think the loan officer, the bank, the mortgage company, Wall Street, or the Government is looking out for your interests or their interests? The Real Estate agent is billed as being there for the home buyer and in some capacities they are, but do you think that Real Estate Agents are trained in deciding what is best for you financially when buying a house? Real Estate Agents are trained in Real Estate and they are the experts on the house not on the safest, smartest, cheapest way to buy a house and how that huge decision impacts the rest of your financial life today and more importantly in the future. If you buy a $200,000 home you are committing as much as $1,400 per month for 30 years. That is $16,800 per year and $504,000 over 30 years. Do you think most people in a $200,000 house are investing $1,400 per month for their retirement? So you are putting more money into something that is billed as an “asset” or an “investment” something that you need to have paid off in retirement, yet there is nobody involved in the traditional home buying transaction that is watching out FOR YOU! Does that sound right to you? It doesn’t to me either.
